What is Esmar?
Esmar is an investment company. We connect private capital with promising real estate and real-asset projects — in plain terms, we put your money to work in actual properties instead of letting it sit idle.
How are the funds invested?
Into real assets — things you can see and touch: completed commercial properties, residential and commercial developments still under construction, and land plots with strong potential to grow in value.
What investment products are available?
We've got three products, built for different budgets and goals: Rental Income — from $100, 15% annual return, paid out monthly. Your income comes from rental payments on an already-completed, already-leased commercial property. Recommended term is 1 year — a great way to get started. Development — from $100, up to 30% p.a. (the longer the term, the higher the return: 20% p.a. for 1 year, 25% p.a. for 2 years, 30% p.a. for 3 years). Your money funds construction, and you get paid in one lump sum once the property is built and sold. Partnership — from $1,000,000, returns starting at 30% and sometimes exceeding 50% annually. This is a true partnership model: income is generated once the project is completed and split among all participants in the proportion set out in the contract.
Why are investments tied to land and real estate?
Because they're real, tangible assets — you can't print more of them or copy them. Land and property are limited in supply and have historically held their value well over the long run.
How will I earn returns?
It depends on the product. With Rental Income, you're paid monthly from rental payments. With Development and Partnership, you get one payout once the project wraps up.
What is the minimum investment amount?
From $100 — for "Rental Income" and "Development". "Partnership" has a different threshold — from $1,000,000.
How do I get started?
Everything is documented in the Asset Management Agreement and the General Agreement: the amount, term, payment terms, and the procedure for returning funds. You also receive all supporting documents — no informal “verbal” arrangements.
What documents confirm my investment?
You receive an Asset Management Agreement and a General Agreement, which specify the amount, term, payment terms, and the procedure for returning the funds.
Is this a bank deposit?
No. Esmar's products aren't a bank deposit — they're an investment in real assets.
Are returns guaranteed?
Return and payout terms are spelled out in the agreement, but here's the key thing: the stated yield is a projection, not a guarantee. Actual returns depend on how the specific project performs.
Is Esmar a party to the agreement?
Yes, partly. The trust management agreement and the general agreement are signed directly with Esmar — here we are a direct party. But in relations with a specific investment object (a developer, a tenant, etc.), Esmar acts as manager on behalf of investors, not as a party to a separate financing agreement with that object.
